Many homeowners find themselves asking why didn't my house sell? Price, Condition and Location is usually what people think when asked the question why didn't my house sell? However there is a fourth answer and that is the marketing that was done for your home. Location is the one aspect that cannot be changed - well ok it can, but most people are not in the position to have a home physically moved. So let's say that part of the answer to the question why didn't my house isn't something that can be changed. Condition - depending on the condition of your home, the answer may be to address the concerns regarding condition. When your home was previously on the market, did your former real estate agent give you any feedback regarding the condition of your home? Sometimes the condition part of the answer to the why didn't my house sell question is a minor improvement. An investment of some time or limited amount of money might be all that is needed to remove that concern. Sometimes condition is that the home has either structural defects, mechanical problems or may even be decorative fixes. Many of today's buyers are looking for that perfect move in ready home (thank you very much HGTV and other cable television channels) and are not able to comprehend how much difference some new paint or flooring can make. Price is the last answer to the question why didn't my house sell that the seller is able to control. Condition and location will have a large impact as to the price your home will likely sell for. As any location or condition can be overcome at the right price. Perhaps the least understood, yet most important answer to the question why didn't my house sell is the marketing that was done to sell your home. What was done previously to make sure the home was top of mind to other agents? How was the home marketed to buyers looking for homes in that location and price range? It is even more important if your home didn't sell previously to make sure you are hiring the right Real Estate professional now. First Time Home Buyer Questions That MUST Be Asked

As a first time home buyer there are questions that must be asked. You are beginning the process of buying your first home and you will have questions. That is perfectly normal and we are here to answer any first time home buyer questions you may have.

  1. Buy or Rent? Which is right for me?
    That will depend on many things – how long do you plan to live in your current area? How stable is the company you work for? Do you want to have the option to make decorative or structural changes to your home? Once you determine that you are in a location where you want to live for at least several years and have the financial ability to qualify and comfortably pay a monthly mortgage payment, in most cases the answer should be to buy.In addition to the freedom to do what you want with your home, you will be building equity in what is typically a person’s largest financial asset. You should also benefit from deductions on both your state and federal income tax returns.
  2. Should I use a Real Estate agent?  You don’t have to use a real estate agent, however there are many reasons why you should. Many first home buyer questions can be answered by their real estate buyer focused agent. When calling the name on the sign (the listing agent) at best, the agent is neither fully representing either the buyer or the seller. And worst case, a buyer is not represented at all. Especially first time home buyers should be represented by a real estate agent. And the best part is that in almost every case, the fee is paid for by the seller. Isn’t that great? You are represented by a professional real estate agent – and the seller pays for it? Why wouldn’t you be represented in the purchase of any home, but especially with the purchase of your first home. 
  3. How Much Home Can I afford? And How Much Money Will I Need?Your lender will be able to help you determine what price range you should be looking in based on your income, expenses and credit history. The lender will also go over all of the closing costs.  If you would like to have the names of some great loan officers, just let us know.
  4.  How Do I Find The Right House For Me? Your real estate agent will have an in-depth conversation with you – asking you questions such as location, style of home, size of yard, what features and amenities you are looking for, are you looking for a home that you can move right in or do you want a home that might need some work. Only by talking with you about what is important in your new home, will your agent know what you are looking for. And will only be showing the homes that are the best match for you.
